Questions to ask when viewing a rental property

questions to ask when viewing a property

Choosing the right place to rent is an excellent move, whether you’re planning on your tenancy being long or short term. After all, it’s the place where you’ll call home, so it’s vital that it’s comfortable and right for you.

When you’re looking for flats to rent in Leicester it’s important to ask all the right questions, do all the right checks and not be bowled over by first impressions which may be designed to hide things you don’t want to see.

Keep your eyes very much peeled when viewing a rental property and take your time. Bearing that in mind, here are a few key things to look out for when you go to view somewhere for the first time.

  • Take a thorough look at the inside and outside of the property – are there signs of wear and tear?
  • Has the property clearly been taken care of, or is it showing signs of neglect?
  • Are there signs of mould, damp, pest infestation?
  • Check the fixtures and fittings – do they look safe and properly tested?
  • What is the security like around the property? If it’s a block of flats, is there CCTV, or onsite security?
  • Check for smoke alarms and carbon monoxide detectors
  • Visit at different times of the day to get a feel for what living there is really like.

Things you might not remember to ask about

With our city centre location, we understand how important parking is, especially when you live in the heart of a busy city, such as Leicester.

That’s why we offer private parking for our residents, but it’s definitely worth checking if you’re looking at a property and are unsure.

We also offer safe and secure bicycle storage for those who prefer two wheels to four.

It can be quite easy to be rushed through a property viewing and find out at the end that you’ve not got half the information you need. As such, it’s always a good idea to have a list of questions to hand which could include the following:

  • How much is the rent, what payment methods do you accept and what’s included?
  • What sort of deposit is required?
  • Are there any additional fees for administration or credit checks, for example?
  • What notice period is required when you choose to end your tenancy?
  • Is there an onsite maintenance team in place to deal promptly with any issues?
  • What is the procedure when a landlord, or other authorised person, needs to enter the property?
  • What insurances are in place already? (This will help you understand what levels of insurance you need to take out for yourself).
  • What facilities are available?
  • What is the pet policy?
  • Do you have a guest policy in place – if so please explain.
  • What furnishings are included in the rental?
  • What is the crime rate like in the area and what sort of security measures do you have in place to deal with this?
  • Who is the ideal tenant that you are looking to attract?
  • What do other residents love about living here?
